The Commissioning Process: The Unsung Hero of Building Design and Construction

Over the course of the past 50 years, there have been vast improvements in how we design and construct buildings. New construction management strategies, design methodologies and computer-based technologies are the obvious and widely known catalysts for this evolution; however, another subtler force has also been at play: Commissioning (Cx).

Often misunderstood and underappreciated, Commissioning is the process of verifying that building systems are designed, installed, functionally tested, and performing in accordance with the Owner’s project requirements and the architect’s or engineer’s design intent. It is a relatively new concept, but has made a deep impact in its short time, working its way into numerous sustainability programs including LEED and WELL, as well as the International Energy Conservation Code. The Cx process has been critical to project success in some of the world’s most complex and iconic buildings.

This presentation aims to first take an in-depth look at the Commissioning process and discuss the value Cx has provided since it began to take root in the late 1970’s. Various case studies will be discussed to exemplify how Cx has the ability to improve overall project execution and delivery. In addition, this presentation will discuss how Cx can continue to improve over the next 50 years. At the conclusion of the presentation, those in attendance will leave with a deeper understanding about the importance of Commissioning and how to deploy the Cx Process on their own projects. As architects, designers, and engineers continue to envision and execute highly complex building designs, Commissioning has never been more important.
